Here’s what the current program guide says. Every loan still depends on the full deal, so we’ll confirm the details together.
Where it fits
The published program can be used for more than a basic flip.
- Purchase and rehab
- Refinance and rehab
- Buy and flip, or buy and hold after improvements
- Single-family homes, 2–4 unit properties, townhomes, and some condos
How the financing works
The current program guide describes monthly interest-only payments, no prepayment penalty, and the ability to borrow through an LLC or business entity.
- Loan amounts from $125,000 to $6,000,000
- 12–24 month terms
- Published leverage ceilings of up to 93% loan-to-cost, 90% loan-to-value, and 75% after-repair value
- High leverage can help preserve cash for the next project
The amount available depends on your experience, liquidity, property, and budget. Ask Ben for current rates, points, and terms.
What lenders will want to see
This is an experienced-investor program. Bring the deal and a real renovation plan.
- A track record of completed renovations or flips
- Purchase contract and detailed rehab budget
- Liquidity for the down payment, rehab costs, and reserves
- Bank statements and property insurance
High-experience options
The current site also lists higher financing levels for investors with a substantial flip history.
- 30+ lifetime flips may be eligible for up to 100% financing
- 10–20 flips in the last three years may be eligible for up to 95% financing
These are eligibility guidelines, not a financing guarantee. We'll check the actual project and current program terms together.
