You can use a DSCR cash-out refinance or a DSCR HELOC that qualifies off rental income instead of your tax returns. The key is structuring it so the property still hits ratio and supports long-term scalability.
Not with DSCR loans, you qualify based on the property’s rental income, not your W2s or tax returns. As long as the rent supports the payment and you have the down payment and reserves, you’re in the game.
A refinance resets your entire loan and rate, while a HELOC lets you tap equity without touching your first mortgage. If you’re sitting on a 3 percent rate, a HELOC usually makes more strategic sense.
For conventional owner-occupied, you can go as low as 5 percent down. For investment DSCR, plan on 20 to 25 percent down depending on the deal and experience.
Traditional conventional financing caps you at 10 financed properties. DSCR loans don’t have that same cap, so your limit becomes capital, reserves, and deal quality, not arbitrary rules
