Yes, and this is actually a pretty common question. A lot of investors hold properties in an LLC for liability protection, and lenders that only work with personal borrowers will turn you away. We're not one of those. We can work with LLC-held properties and structure the HELOC accordingly. So don't let the entity type hold you back from tapping into your equity.
Absolutely. Most banks will only offer HELOCs on primary residences, but we specialize in investment property HELOCs. Whether it's a rental, a multi-family, or a flip you're holding, if there's equity in it, we can look at getting you access to it. It's a great way to pull cash for your next deal without having to sell or do a full refinance.
Nope, and this is huge for self-employed borrowers and investors whose tax returns don't exactly tell the whole story. Instead of traditional income docs, we can qualify you using bank statement deposits. If your business is cash-flowing and it shows up in your bank statements, that's what we look at. No tax returns, no W-2s required.
Generally, you're looking at 75–80% LTV for a cash-out refi on a DSCR loan. The exact number can vary depending on the property type, your loan amount, and the lender's guidelines at the time, but that's the typical range. Still a solid option if you want to pull equity out of a rental without needing to qualify on personal income.
In most cases, no, but there is one exception. For fix-and-flip loans, 100% financing may be on the table if you're an experienced investor with a solid track record. These programs are reserved for borrowers who know what they're doing, because the risk is higher on both sides. If you're newer to flipping, we'd love to work with you too, we'll just find the option that makes the most sense for where you're at.
