The Standard DSCR Loan is designed for real estate investors who want fast, simple financing based on property cash flow, not personal income. Qualification is based on the property’s Debt Service Coverage Ratio, meaning the rental income must cover the mortgage payment.

Ineligible: Fully commercial properties, properties over 2 acres, certain non warrantable condos.


LTV Guidelines

  • Purchases up to 80% LTV with 700 FICO

  • Purchases up to 75% LTV with 660 FICO

  • Cash out up to 80% LTV with 700 FICO

  • 5 to 8 unit properties up to 75% LTV


Qualification Requirements

  • Minimum 660 credit score

  • DSCR typically 1.00 or higher

  • Rent roll or lease agreements

  • Appraisal supporting value and rents

  • Clear title

  • Basic entity documents if closing in LLC


Short term rental income may be discounted for vacancy and expenses.
